Каменный двухэтажный дом (современный адрес ул.Гончарова,17) построен по типовому проекту в первой половине XIX в. на средства симбирского купца Александра Ильича Карташева — крупного домовладельца, чиновника, мецената, городского головы (1885-1890гг.). На городском плане 1843г. на усадьбе обозначен каменный дом, главным юго-восточным фасадом выходящий на красную линию Большой Саратовской улицы (ул.Гончарова). На топографическом хозяйственном плане губернского города Симбирска 1871-1872гг., дом Карташевых увеличен в размерах за счет пристройки со стороны дворового северо-западного фасада.    

     В 1890-х гг. усадьба с каменным домом переходит новым владельцам – симбирским купцам Зеленковым. Зеленковы владели соседней усадьбой с каменным доходным домом - угол Большой Саратовской (ул. Гончарова)  и Панской (ул.Энгельса), современный адрес – ул.Гончарова,15. Две усадьбы Зеленковы объединяют в одну. В конце XIX в. Зеленковы перестраивают бывший дом Карташевых, после чего он приобрел современный облик. По окладным книгам по сбору налогов с недвижимого имущества в 1-й части г. Симбирска за 1909г. на усадьбе Агриппины Флегонтовны Зеленковой значатся три каменных дома и два флигеля с оценочной стоимостью 20000руб. (ГАУО. Ф. 137, on. 35, ед. хр. 363, л. 11 об.).  

       В 1915г. за купеческой семьей Зеленковых значатся две соседние усадьбы. Угловая усадьба (Гончарова,15) вместе с дворовыми постройками, принадлежит на тот период купеческим сыновьям Сергею, Александру и Ивану Семеновичам Зеленковым. Соседняя усадьба, каменный двухэтажный с подвалом и антресолью дом, каменный двухэтажный пристрой принадлежат купцу Николаю Семеновичу Зеленкову. В верхнем этаже доходного дома Н.С.Зеленкова с 1908 по 1920-е гг. располагался кинотеатр «Модерн» или по-другому «ХУДОЖЕСТВЕННЫЙ ТЕАТР МОДЕРН». Помещения первого этажа сдавались в аренду под магазин и другие заведения. В 1918г. здание было национализировано. В советское время использовалось под квартиры, магазины и различные учреждения. В 1970-е гг. здание с южной стороны на уровне второго этажа было соединено застекленным коридором-переходом с расположенным по соседству домом  №15.    

    В 2015г. по результатам государственной историко-культурной экспертизы Приказом Министерства искусства и культурной политики Ульяновской области от 05.03.2015г. №7 "Доходный дом купцов Карташевых/Зеленковых с кинотеатром «Модерн», I-я пол. XIXв. – нач. XXв." включен в реестр как объект культурного наследия  регионального значения.

The stone two-storey house (modern address of Goncharov str., 17) was built according to a standard project in the first half of the 19th century at the expense of the Simbirsk merchant Alexander Ilyich Kartashev - a large landlord, official, patron of the arts, mayor (1885-1890). On the urban plan of 1843, a stone house with a main south-eastern facade overlooking the red line of Bolshaya Saratovskaya Street (Goncharova Street) is designated on the estate. On the topographic economic plan of the provincial city of Simbirsk in 1871-1872, the Kartashevs' house was enlarged in size due to an extension from the yard northwest facade. In the 1890 the farmstead with the stone house passes to the new owners - the Simbirsk merchants Zelenkov. Zelenkov owned a neighboring estate with a stone house of income - the corner of Bolshaya Saratovskaya (Goncharova Street) and Panskaya (Engels Street), the modern address - Goncharova 15. Two manors Zelenkov unite in one. At the end of XIX century Zelenkov rebuild the former Kartashovs' house, after which he acquired a modern look. According to the collection of taxes on real estate in the 1st part of Simbirsk in 1909, three stone houses and two outbuildings with an estimated cost of 20,000 rubles are on the estate of Agrippina Flegontovna Zelenkova. (GAUO, F. 137, on 35, unit 363, lit. 11 vol.). In 1915 for the merchant family of Zelenkov two neighboring estates appear. The corner estate (Goncharova 15), together with the yard buildings, belonged at that time to the merchant sons Sergei, Alexander and Ivan Semenovich Zelenkov. The neighboring estate, a stone two-story house with a basement and a mezzanine, a stone two-storeyed extension belong to merchant Nikolai Semenovich Zelenkov. In the upper floor of the income house of N.S. Zelenkov from 1908 to the 1920s. there was a cinema "Modern" or in another "Art Theater MODERN". Premises of the ground floor were leased for a shop and other establishments. In the year 1918 the building was nationalized. In Soviet times, it was used for apartments, shops and various institutions. In the 1970s. the building on the south side at the level of the second floor was connected by a glazed corridor-passage with the house # 15 located next door.  In 2015 according to the results of the state historical and cultural examination by the Order of the Ministry of Art and Cultural Policy of the Ulyanovsk region of 05.03.2015. №7 "Profitable house of merchants Kartashovs / Zelenkovs with the cinema" Modern ", 1st half of XIX century - beginning of XX century" is included in the register as an object of cultural heritage of regional significance.
